The network

Five things, held together

A commercial property accumulates knowledge for decades and loses most of it at every closing, because each deal is filed as its own island. The network is what happens when those five things stop being separate.

People

Every party on every deal — brokers, lenders, both attorneys, the principals, the diligence vendors and the title agency. Each in their own seat, each seeing their own side, all on the same record.

Transactions

Each closing on the parcel: status, key dates, conditions, the money and the outcome. A deal is an event in the property's life, not the whole of it.

Documents

Surveys, environmentals, policies, leases, recorded instruments — scoped to the property where they describe land, and to the transaction where they describe people or money.

Relationships

Who works with whom. Which counsel sits opposite which broker, which lender funds which sponsor, which vendor delivers on time. The pattern under the transactions.

History

Published and Transparent Pricing: One of our core principles

One platform fee for the title agency, and free access for everyone else on the deal — broker, lender, attorney, investor, vendor — permanently, because the counterparties are how the platform spreads, not how it earns. Premium features are optional, bought by the person who wants them, and priced per portal.

Premium billing begins in 2027. The premium prices below are published now so there are no surprises later. Nothing premium is billed until 2027 — until then every portal is free, in full, with no feature held back.

$350 per month for the title agency. Unlimited files and staff seats, every file-detail tab, Compass, commitment QC, the property-intelligence stack — and all five counterparty portals included.

Mobile app, or both

$350 per month for the residential and commercial iOS app under your own brand. Take the portal and the app together and it is $500 a month.

Free access, permanently

Brokers, lenders, counsel, principals and vendors sign in free and stay free. Not a trial, not a crippled tier — the full portal described on each page.

Premium features — from 2027

Optional, and bought by the person who wants them: $500 a year for Broker and Investor, priced per transaction for Capital and Vendor. Counsel has no paid tier at all.

Billed by bank debit

Monthly by ACH. Card on request with a processing fee that covers the difference, so the published price stays the price.

Indicative list pricing; a signed order form governs. Premium features are not billed before 2027, and free access to every portal is not time-limited. Market comparisons need several agencies contributing before any figure can be shown, so early agencies are priced explicitly as design partners rather than sold a feature that cannot run yet.

Security

Everyone sees their own deal, and nothing else

A broker sees their listings. A lender sees their loans. The buyer's attorney sees the buyer's side. None of them can see each other's, and none of them can open a file they are not on. That is not a setting anyone could switch off by accident — each portal is a separate program that was never given the keys to anything else.

Your own login opens your own door

A surveyor's login opens the surveyor's portal. It isn't a cut-down version of your staff login — it's a different key for a different door, and it doesn't fit any other lock.

People can't find what was never there

The screens your closing team uses aren't part of the app a broker or a surveyor opens. It isn't hidden from them. It was never sent to their computer in the first place.

Everyone gets a short, fixed list

A surveyor sees the address, the work you asked for and the due date. Not the buyer's name, not the loan amount, not the wire. Adding anything to that list takes a deliberate change that a person has to approve.

Two sides of a deal stay two sides

The buyer's attorney sees what you shared with the buyer's side. The seller's attorney sees the seller's. Neither sees the other's, and neither sees a file they're not on.

One agency never sees another

Your files, your logo, your colours. If we can't confirm who is signing in, the screen shows our name and no logo at all — never another agency's.

Market numbers hide small samples

We only publish a market figure when it comes from at least five files across at least five agencies. Below that we show nothing rather than a number someone could trace back to one deal.

Sign-in can need your phone

As well as a password, sign-in can require a code from an authenticator app — for your staff and for everyone you invite.

Nobody emails you new wire instructions

Wire details go out through a verified secure link, never as an email attachment. If you ever receive changed instructions by email, it isn't us — call the closing team on a number you already had.
